One of the most common questions we get from clients is simply: how long is this actually going to take? Every project is different, but here’s a realistic timeline for a typical single-storey extension, from first enquiry to move-in.
Weeks 1–4: Design and planning
This covers the initial survey, drawing up designs, and submitting for planning permission or building regulations approval where needed. This stage can move faster with permitted development, or take longer if neighbour consultations are involved.
Weeks 5–6: Preparation
Materials are ordered, skips and site facilities arranged, and any necessary groundwork surveys completed before a single brick is laid.
Weeks 7–10: Groundwork and structure
Foundations, drainage, and the structural shell go in during this phase. It’s usually the messiest and noisiest stage, but also the point where progress becomes visible fastest.
Weeks 11–14: First fix
Roofing, windows, and doors go in, followed by first-fix electrics and plumbing — the wiring and pipework that goes in before walls are closed up.
Weeks 15–18: Second fix and finishing
Plastering, flooring, kitchen or bathroom fitting, painting, and all the details that turn a shell into a finished room.

Weather, material lead times, and the scope of any structural work all play a part. We build realistic contingency into every schedule rather than promising a date we can’t guarantee.
